Building on the coast today is a headache — and a money pit

If you already own land, every month without building has a real cost. This is what traditional construction puts you through:

6 to 12 months of work

Between permits, materials and informal labor, your lot spends nearly a year generating nothing.

A budget that grows on its own

Permits, overhead and surprises push a traditional build 30–55% above the original quote, on average.

Uncertainty on ejido land

Pouring a heavy concrete build on land still being regularized scares anyone. Legal risk stalls the investment.

The coastal climate punishes

Humidity, sun and salt air wear down finishes and drive up maintenance on structures not built for the sea.

PardeSantos · COUVA 6×6

PardeSantos changes the rules

Not a rustic container that bakes like an oven. A piece of residential engineering that arrives at your lot and unfolds.

Unique expandable system

It travels narrow (2.20 m) and unfolds on site up to 6.30 m, tripling its footprint. That is why it reaches where traditional building cannot: narrow roads, hillsides, hard-access lots.

Closed price, no surprises

What you sign is what you pay. No mid-build material inflation, no surprises eating your budget.

Simpler permitting

At under 60 m² it usually qualifies as minor works: a faster permit than a larger build. We guide you through it.

Built for the coast

75 mm EPS insulated sandwich panel, carbon-glass and bamboo-wood finishes, humidity-resistant SPC flooring, and a galvanized steel chassis with protection for marine environments.

PardeSantos COUVA 6×6 modular home, move-in ready

MOVE-IN READY

Not an empty box: it arrives fully fitted

The hidden utilities come from the factory. You just connect and live.

Electrical

Wiring and outlets ready for 110–127 V (Mexican standard).

Water lines

Water piping installed, ready to connect on your lot.

Drainage

Sewer lines ready for your septic tank or biodigester.

Equipped bathroom

Full bathroom: shower, toilet and sink installed.

Kitchen

Quartz countertop and induction cooktop.

Premium finishes

Carbon glass, bamboo-wood fiber and SPC flooring.

✅ It only needs final site connections (septic/biodigester) and your furniture.

REAL THERMAL COMFORT

Coastal heat outside. Cool inside.

A real example from an installed unit we visited:

≈ 1 h
A 2-ton mini-split cools the whole home and keeps it cool.
No stuffiness
The 75 mm EPS insulated panel blocks the heat: inside you don’t feel the sun outside.
Off-grid
It ran on a gas/LP generator ~6 h a day; one tank lasted nearly a week.

This is a real observed example, not a consumption guarantee: results depend on your equipment, climate and usage.

BUILT FOR THE COAST

Designed for Pacific weather and earthquakes

Wind and storms

A light structure anchored on piles, designed to withstand tropical-storm winds.

Seismic movement

The pile anchoring is calculated to absorb the coast’s seismic movements.

Salt air

Galvanized steel chassis with marine-grade protection; exterior materials that repel salt.

⚠️ Specifications and a 1-year structural warranty per the manufacturer; provided in writing before your purchase.

HONEST MAINTENANCE

Does it need maintenance? Yes, a little — and we tell you straight

No home is "zero maintenance". This one asks for very little:

Structure

Galvanized steel with marine protection. Check seals and anchors once a year.

Exterior / paint

White or wood-look finish. Near the sea, occasional preventive repaint/sealing extends its life.

Interior

Humidity-resistant SPC floor and easy-clean panels: normal home upkeep.

Salt

Rinsing the exterior with fresh water now and then reduces corrosion near the beach.

💰 Very low maintenance cost versus a traditional build in a coastal climate.

Why the COUVA delivers the best return — not the cheapest on paper

We will be honest: price per square meter is close to a mid-level build. The difference is in the real cost and the time.

01

The cost of waiting

In Puerto Escondido, Airbnb occupancy averages ~70% a year, up to 95% in high season. Every month your lot waits on construction is an estimated $20,000+ MXN of potential rent you never collect. With the COUVA, your land starts working in weeks.

02

A price that does not grow

A traditional build almost never ends at its list price. Between permits, overhead and inflation, it lands far higher. Here the price is closed at signing.

03

Less legal and permitting friction

As a modular structure on light piles, it is friendlier to land being regularized and to the minor-works permit. Less heavy concrete, less bureaucracy.

REAL VALUE COMPARISON

Why COUVA beats the rest

Price per square meter looks similar; what changes is the real cost, the speed and the risk. Here is the truth, side by side.

Frequently asked questions

What people ask most before investing.

Do I need permits in Puerto Escondido?

As a demountable modular structure under 60 m², it usually qualifies as minor works / movable property with Urban Development. The municipal fee is calculated on the local UMA. We help with alignment and land use.

What if my land is ejido?

An ideal scenario: mounted on concrete piles with no massive slab, the law protects your home as movable property and your investment is relocatable. Always verify your land’s legal status.

How is the kitchen equipped?

It includes a quartz countertop and an induction cooktop, plus premium interior finishes. Confirm the exact equipment level in your quote.

What costs are NOT included?

The structure price excludes freight, crane handling and foundation (piles/pads). We quote these based on your land and destination.

Is there a warranty?

Yes: a 1-year structural warranty. We provide the conditions in writing before purchase.

Can I pay with crypto?

Yes. We accept XRP, USDT, BTC, ETH and TRX, plus traditional payment, with the price anchored in MXN.

Isn’t it too hot inside?

No. The 75 mm EPS insulated panel blocks the heat; in a real example we visited, a 2-ton mini-split cooled the whole home in ~1 hour and inside you didn’t feel the heat outside.

Won’t it rust near the sea?

The chassis is galvanized steel with marine-grade protection and the exterior materials repel salt. With minimal maintenance (fresh-water rinse, preventive sealing) it holds up very well in coastal climates.

What is its lifespan?

With proper maintenance this type of structure has a long lifespan. We provide the manufacturer’s specs and structural warranty in writing before purchase.

Does it break or damage easily?

It’s an engineered structure, not a rustic container: sandwich panel, galvanized steel and SPC flooring. It comes with a 1-year structural warranty.

Are there repairs or spare parts?

Yes — being modular, parts are replaceable. We support you with after-sales service and any repair it might need.
